ZERO DOWN PROGRAMS:

a) Zero Down Program:
Income limitations and minimum credit score required. The program does not need any down payment and requires mortgage insurance.

b) 100 % LTV Purchase Program:
No income limitations for zero down. Does need mortgage insurance.

c) 80/20 Power Purchase:
Buy house with zero down and no mortgage insurance. Zero down does have higher rate then 5 % down and somewhat limited options. Only for owner occupied properties.


STATED PROGRAMS:

a) Stated Prgram with out two year self employment history.
Need good credit. You can get about same rate as full doc rates. Up to 90 % CLTV.


b) Zero Down Stated Income Program.
Income does not need to be verified if you were self employed for more than two years. For owner occupied purchase only.


CREDIT:

a) Alternate Credit.

We work with people with no conventional credit score from credit reporting agencies. The Credit is built from your checking account and utiliities payment.

b) Not Perfect Credit Programs:
You can still buy your house even without good credit score required for conventional loans. If banks and credit unions say "no"; We may be able to say yes. The subprime loans carry higher interest rates than conventional loans. This might be good option to get in to the house now and then build credit by paying mortgage in time.


NO DOC PROGRAMS:

These do not need any income or employment disclosure. The LTV is usually lower than other programs. The interest rate depends on credit score and LTV required for the loan. Additional field review is common practice by lender to inspect the house and thus appraisal cost can be higher.
